Flat roofing in Kidlington
I fit and repair EPDM rubber, GRP fibreglass and felt flat roofs on the garages, extensions and dormers behind Kidlington's post-war houses.
20-year written guarantee on a new flat roof
For flat roofing in Kidlington, the usual job is an old felt roof over a garage, porch, kitchen extension or box dormer that has blistered, split or been patched once too often. I fit all three main systems: EPDM rubber, GRP fibreglass and torch-on felt. I'm Altin Lila, roofing since 2015, and a new flat roof comes with a 20-year written guarantee.
Why Kidlington has so many flat roofs
Most of Kidlington was built after 1945, estate by estate behind the old ribbon of houses along the main road. Over the decades owners added garages, porches, kitchen extensions and box dormers, and almost all of them were finished with a flat roof. Many still carry felt from the 1960s and 70s.
Old felt fails in familiar ways. Sun makes it blister and crack, the deck beneath sags so rain ponds on it, and the edges and upstands where the roof meets the house wall split first. Water can run along the deck before it drips, so the stain on the ceiling is not always under the fault.
I cover the whole village, along with Yarnton, Begbroke, Thrupp and Gosford. Kidlington is about 7 miles north of Oxford, and I usually come and look the next day, at no charge.
The flat roof work I do in Kidlington
Garages and plain extension roofs
For most garages and plain kitchen extensions, EPDM rubber is a good fit: one sheet of synthetic rubber glued down cold, with no seams across the middle for water to find. Being cold-applied, it also avoids a flame near the timber windows and fascias of an extension.
Box dormers and roofs you walk on
Box dormers have lots of edges and corners, and some flat roofs double as a balcony. There GRP fibreglass usually suits better: it is laminated on site into one hard skin, and an anti-slip topcoat makes it good to walk on.
Re-covering in felt
Where a felt roof has served well and you want like for like, modern torch-on felt is the third option, laid in bonded layers.
Insulation and building control
When I replace a flat roof, I fit the insulation as a warm roof, on top of the deck and under the new covering. Replacing a flat roof usually counts as building work that has to be notified to building control, which for Kidlington is Cherwell District Council. I help you with the notification.
The comparison of all three systems is on my main flat roofing page.
Flat roof questions from Kidlington
Have you fitted flat roofs in Kidlington?
Not one I can show you yet. The jobs I can point to so far are in Oxford, in OX3 and OX4. Kidlington's garage and extension roofs are the kind I fit in EPDM, GRP and felt, and I cover the whole of Oxfordshire, so the visit and the quote are free here too.
Can my old felt flat roof be repaired instead of replaced?
Often, if the damage is in one place and the deck underneath is still firm and dry. Once the roof feels soft underfoot, holds water across most of its surface or leaks in several places, the deck has usually started to rot, and a patch only buys time. A repair comes with a written guarantee of at least 5 years.
Do I need building control for a new flat roof?
Usually, yes. Replacing a flat roof normally counts as notifiable building work, and the roof then has to meet current insulation standards. When I replace a flat roof I fit the insulation as a warm roof, and I help you with the notification to Cherwell District Council.
